Old streets, new blocks, and a lot of landlords
Dublin 8 has the oldest housing on this site and some of the newest, often on the same street. 18% of homes were built before 1919, Victorian and Edwardian houses. Merchants Quay D is 73% pre-1946 and 79% gas: the most house-and-gas division in Dublin 8. Inchicore A is 58% pre-1946.
Then there are the blocks. 43% of Dublin 8's homes were built between 1981 and 2010, most of them apartments. Ushers A is 88% flats, 74% privately rented and 23% built since 2011. Ushers B is 100% flats, with 59% of homes on electric heating and only 17% on gas.
Across the 17 divisions, 40% of households rent privately and 15% from the council, against 31% who own. That's the highest private-rented share of any area on this site, and it changes what a boiler service is for here: proof, as much as maintenance.

What that means for your boiler
- Two kinds of heating. In the red-brick streets, a gas boiler, often a combi fitted in the last 20 years, serviced by an RGI. In the blocks, an electric boiler or storage heaters, which need an electrician, not a gas engineer. If there's no gas meter, it's electric: tell us and we point you right.
- Landlords. With 40% of homes privately rented, the Annex E inspection is the most-asked-for job in Dublin 8. The 2019 rented standards require the gas installation to be kept in safe working order; the RGI's Declaration of Conformance is how you show it. See landlord gas safety certificates.
- Apartment flues. A gas combi in an apartment has a short flue through the wall or a shared flue in the block. The service includes checking the terminal and the flue route; access to the outside of the block can need the management company.
- Old houses, old gas pipes. In a pre-1919 house the gas supply may have been altered many times. A soundness test at the service matters more here than in a 2005 semi.

Before you book in Dublin 8
- Check for a gas meter: no meter means electric heating, and an electrician rather than a gas engineer.
- In an apartment, tell us the block and whether the management company controls access to the flue outside.
- Landlords: say it's a rental, so the engineer brings the Annex E paperwork.
- Note the make and model from the boiler sticker.
- Parking is tight in the Liberties and Portobello: a permit or a loading bay helps.
